What's the difference between selling a home and a Luxury Home? If you don't know then read on. Selling Luxury Homes takes a special kind of marketing. The days of placing a sign in the yard, putting the homes in the Multiple Listing Service, and praying that it sells are over. Modern technology dictates that as a minimum you must have your home displayed prominently on the Internet. In 2004, 76% of all home buyers first found their home on the Internet. That Number is expected to go to 85% in 2006. Just having a web site is not the answer. Your home also has to have more than a photo of the front of the home for people to look at. You must have a virtual tour of your home on every web page your home appears on and a Home Photo Tour also. Luxury Homes are not shown on short notice, the
appointment to show the home is only approved after the buyers have been certified and qualified as being able to buy the home. The home must be marketed 24 hours a day, 7 days a week on a system that will capture all the
prospective buyer's  phone numbers so they can be followed up with immediately after calling. There are local and national web sites that you home must be marketed on and those web addresses must be advertised in all the
marketing for the home. You don't do open houses for Luxury Homes, you do home previews by invitation only. Top realtors® currently selling Luxury Homes must be treated as guests at the preview and usually light
refreshments are offered.
